Home automation in a new build, what to settle early

The success of home automation is decided before the walls close.

Switches, screens, speakers and apps are the visible layer. The harder work is the infrastructure underneath: electrical design, structured cabling, Wi-Fi coverage, equipment location, ventilation, access, control interfaces and coordination between the architect, electrician, mechanical contractor, security contractor and integrator.

If those decisions are left until construction, the result is usually compromise. Devices go where cables can reach. Access panels appear where the design did not expect them. Finished walls are opened to add infrastructure that could have been installed earlier.

Begin with what the home needs to do

Do not begin by choosing a brand or app. Begin with the required functions.

The brief may cover:

  • Lighting scenes and dimming
  • Automated blinds or curtains
  • Heating, cooling and ventilation
  • Security, cameras and alarms
  • Intercom and access control
  • Data and whole-home Wi-Fi
  • Television and audio
  • Pool, spa and irrigation control
  • Energy monitoring
  • Solar and battery information
  • Remote access
  • Door, gate and garage control

The client should also decide which functions must continue if the internet connection fails and which can rely on cloud services.

The early decision checklist

Can the control system integrate reliably with the selected mechanical equipment?

Where are cameras, sensors, intercoms, gate controls and recording equipment located?

Where will access points sit, and is wired backhaul provided?

Which rooms need speakers, screens, equipment or acoustic coordination?

Pool and landscape

Which plant and lighting systems require control or monitoring?

Equipment rack

Is there enough space, power, ventilation, access and separation from wet services?

Future provision

Where should conduit or spare cabling be installed now?

Use cable where reliability matters

Wireless technology is useful, but the structure and finishes of a large home can reduce signal quality.

Concrete, masonry, steel, distance and services can all affect coverage. A reliable network generally needs:

  • A properly located communications rack
  • Structured cabling
  • Wired connections for fixed equipment where appropriate
  • Multiple planned wireless access points
  • Power and data at camera, intercom and control locations
  • Conduit to locations likely to change

The network should be designed for the completed house, not added after the interior layout is finished.

Coordinate the equipment location

The rack or control equipment needs:

  • Adequate size
  • Ventilation and heat management
  • Dedicated power and surge protection where specified
  • Clear cable paths
  • Access for commissioning and future replacement
  • Separation from water and unsuitable heat sources
  • A location that does not create avoidable noise

A beautifully concealed cupboard is not a good equipment room if the equipment overheats or cannot be serviced.

Define responsibility

Automation crosses multiple trades. The project should identify:

  • Who designs the system
  • Who supplies each component
  • Who runs and labels the cabling
  • Who provides power
  • Who coordinates architectural locations
  • Who integrates mechanical, security and pool equipment
  • Who commissions the system
  • Who trains the client
  • Who supports the system after handover

Without this responsibility map, each trade may deliver its own package while the combined system remains incomplete.

Check compatibility before procurement

Not every product integrates with every control platform.

The integrator and relevant trades should confirm interfaces for:

  • Mechanical systems
  • Blind motors
  • Lighting control
  • Door and gate hardware
  • Security
  • Pool plant
  • Solar, battery and energy monitoring
  • Voice or app control

The specification should distinguish between a tested integration and a hoped-for connection.

Provision where the final decision can wait

Clients do not need to buy every device during the build.

Where future use is likely:

  • Install conduit
  • Provide suitable cable
  • Allow switchboard and rack capacity
  • Reserve plant space
  • Photograph and record concealed routes

The marginal cost during rough-in is usually far lower than opening completed walls later.

Commissioning and handover

Automation is not complete when the devices turn on.

Commissioning should include:

  • Testing every function
  • Naming and documenting circuits and devices
  • Confirming remote and local operation
  • Changing default credentials
  • Providing backups and system records
  • Training the client
  • Identifying the support contact
  • Recording software, subscription or cloud dependencies

The final settings should match the way the client actually uses the home.
