Early contact creates more room to discuss feasibility, buildability, procurement and the construction path before major decisions are fixed. Contact TCON when you are choosing an architect, during concept or schematic design, while town planning or documentation is progressing, or when a completed set is ready for tender. Each stage supports a different conversation. Before design, Tim can discuss the site, brief and type of design practice that may suit the work. At concept stage, TCON can consider a feasibility study and entry into the Pre-Construction Program. During documentation, cost, buildability, procurement and program can be refined. With a completed set, TCON can review the tender basis, intended contract path and current delivery capacity. The useful step depends on the information already available.
TCON builds new architect-designed homes, heritage renovations, substantial additions, basements, detailed interiors and coordinated external works. TCON's architectural work runs to $7 million and above. Standalone interior fitouts run to $1.5 million and above. These figures indicate the scope the business can carry and are not minimum project values. Projects are concentrated across Melbourne's inner east, inner south east and Bayside, including Kew, Hawthorn, Camberwell, Canterbury, South Yarra, Brighton and nearby suburbs. Tim will discuss the site, architecture, existing building, scope, consultant team, procurement path and timing. He will also ask what the client wants from the builder during design and construction. Where the project appears to fit, the next step may be a meeting with the architect, review of concept information or agreement on the feasibility work required. Where timing, scope or capacity does not align, Tim will explain that directly. Across completed TCON Pre-Construction engagements, the first feasibility estimate has generally been within about 10 per cent of the eventual contract sum where the brief and scope remained substantially consistent. The project-specific assumptions remain essential to understanding any estimate.
