A home, finished as a property. External works, the pools, courts, landscape, hardscape, drainage, retention systems, driveways and amenities, are delivered as part of the build contract and shaped through the TCON Pre-Construction Program and a negotiated tender.

Why external works belong inside the build

External works affect the building in ways that are not always obvious from the documentation. Four interfaces matter most.

Finished levels at the threshold. Drainage strategy across the site. Waterproofing interfaces at the perimeter. Access sequencing through the construction program.

When external works are separated into a follow-on contract after handover, these interfaces frequently arrive late and get resolved imperfectly. The property reads as unfinished even after the home is technically complete.

How TCON delivers external works

External works are scoped during the TCON Pre-Construction Program alongside the main building work. Coordination of levels, drainage, waterproofing interfaces and access sequencing is planned at the same time as the home itself. Procurement of long-lead landscape and pool items runs against the same program. On site, external works run through the same site leadership as the home build, so the property is handed over as one resolved outcome.
