Tim Walker
Tim Walker began TCON in 2012. TCON Homes Pty Ltd was established on 1 July 2015. I am a registered builder and carpenter by trade, and the business grew from more than a decade spent working on Melbourne homes. A shoulder injury kept me away from site for a period and pushed me to learn the commercial and operational side of building from a spare bedroom. The reason for starting TCON, however, came from the tools. I had seen good architecture lose clarity through rushed set-out, late decisions, unresolved interfaces and weak communication between the drawings and the people building from them. I wanted practical construction judgement involved earlier and carried through to the finished home.
What carpentry taught me
Carpentry taught me to read a drawing as a sequence of work, not only as a finished image. I look for the datum, substrate, junction, tolerance and the point where one trade leaves a condition for the next. Those details decide whether a line remains straight, whether two materials meet cleanly and whether work hidden behind a finish performs as intended. That trade perspective still shapes how I review concept designs, construction methodology, difficult interfaces and completed work. TCON now has specialists across estimating, operations, project management, contract administration and site delivery, but the standard remains connected to practical knowledge of how materials, information and people meet on site.
Why I built TCON this way
Architectural residential work asks a builder to protect the design while controlling construction and commercial risk. I had seen quality fall away through late procurement, verbal decisions, incomplete trade scopes and pressure to proceed before a detail was ready. TCON responds by bringing the builder into design, maintaining a controlled project load and giving every project named leadership and documented systems. The project manager, site manager and contract administrator have the authority to lead their work. My involvement is applied where experience and managing-director judgement are useful. This structure keeps responsibility close to the project without making every daily decision depend on one person.
My role in Pre-Construction
I am involved from the first project conversation and remain across Pre-Construction, but the Program is delivered by a team. Simon leads estimating and the day-to-day pricing, buildability and procurement work. My focus is project fit, construction methodology, significant risk, commercial judgement and whether the work moving towards tender is ready to be built. I review the assumptions that can affect delivery and the decisions that need to carry into the project team. This gives the client and architect access to my experience while keeping accountability with the people who own each discipline. The estimating and planning work then moves into construction with continuity rather than being handed to a separate business unit.
My role during construction
The project manager, site manager and contract administrator own the daily delivery of their project, with George Bloomfield leading operations. I remain involved where methodology, a significant commercial position, design intent or the completed standard requires my attention. Being involved in every project means understanding the work and being accountable at the points where my judgement can change the outcome. It does not mean duplicating the roles of the people appointed to lead it. The controlled project load, weekly reporting and project records let me see what needs attention while giving the team room to make decisions, develop their capability and remain personally responsible for their work.
What has not changed
TCON is larger than the original carpentry operation and its systems are more developed, but the purpose remains the same. The drawings are the reference point. Problems are resolved as early as the available information allows. The site is expected to reflect the standard of the finished home. Clients and architects receive current information rather than reassurance without detail. I still review work through the same practical questions: how will it be sequenced, what supports it, what can compromise it, what information is missing and who owns the next decision?
